Our team provided financial and economic advice which resulted in the independent review of the financial viability of a mixed use scheme in Haverfordwest, together with enabling the submission of a planning application. Our development appraisal and sensitivity analysis assessed the profit on cost across a range of scenarios in order to estimate the land value per developable acre required for the scheme to become viable. This was crucial for the landowner to understand before submitting a planning application.
Our economic impact study of the proposed development was a required element of the Environmental Impact Assessment (EIA) process, and found that the proposed development would result in a number of benefits for the town and wider Pembrokeshire County, including the generation of employment and GVA during both the construction and operational phases. Such benefits, together with an identified range of wider benefits, complemented the other EIA work streams to enable the submission of high quality and comprehensive Environmental Statements.
